Rent was decent (880/mo) but we got a dog which required another $35/mo and a $500 pet deposit of which only $200 is refundable. They do NOT use the $300 non-refundable for pet damages at the end of your lease...any damage is ADDITIONAL funds. Our dog was VERY clean and only had 2-3 accidents when training in the house (#1 not #2) which were promptly cleaned up with Resolve. Upon leaving moving out we were told that they would be walking through the apt with a black light because we had a pet. Mind you we spent a whole day deep cleaning this apt after moving out (not that it was dirty, just to make sure it was spotless). We ended up being charged $30 on top of the $500 pet deposit and $200 initial deposit in "cleaning fees". To be totally honest, those apartments weren’t that clean when we moved in and we ended up going through with resolve and cleaning up stains that were there when we moved in. But that is a subjective issue with the management that not everyone may possibly have to deal with. Following are many issues that affect everyone. Talking with neighbors confirmed the same complaints. You should ask to speak to residents before moving in: Noise: The apartment windows have little to no sealant/insulation so you hear EVERYTHING going on outside. At first we wondered if the window was cracked or stuck open but as it just so happens it doesn’t matter whether its open or closed, it doesn’t act as a barrier for sound. Grounds: The grounds are constantly dirty and covered in animal waste. The complex provides stations where the tenants can get bags to pick up after their animals and warns of fines for not picking up but these rules are never enforced so you never want to find yourself enjoying the green space because you WILL step in something. Safety: There are many areas of the complex that are not lit. Only one month after moving in, i was walking my dog at 2:00 a.m. (as part of the training) and i came across a peeping tom looking through the blinds into a 1st floor apt in the building behind mine. And the night before i moved out, there was a shooting in the parking lot in front of my apt. Construction: You can tell these apartments are old. (Which causes the question of why they haven’t been updated seeing as the cost of rent should afford the opportunity). As stated before, the windows are poorly sealed/insulated, so heat/A/c leaks out and outside weather/temps leak in. We were constantly having problems with the A/C not working and shutting down. The use of space was a joke as there was not storage nor was it possible to fully use the kitchen cabinets due to the poorly laid out construction. The kitchen appliances were at least 10 years old but worked well. What storage there was (i.e. hall closets, etc) were not wide enough for even a vacuum. There was a hole from the laundry closet into the master closet for the vent which was never fully closed/sealed. Maintenance: The maintenance staff was great. They were always helpful and nice. Unfortunately, they had to return multiple times to fix issues with materials that were just out of date. Staff: The staff I encountered was either rude or ill informed to take care of the issues brought to them from tenants. Many times I would get different answers depending on who was in the office. Overall: I would never recommend Royal Farms to anyone. |
